Financial Reports Approved

At the January Board meeting, the Board approved the final 2021 financial reports.  They will be posted on TownSq shortly and are available for download here: Las Mañanitas HOA 2021 Financials.

2021 Highlights

The main cost overrun was on utilities.  Utilities as a group are our largest expense category.  Last year we spent over $270k USD on common area utilities, $105k of which was propane used to heat the pools.  Last winter was unseasonably cold and propane was more expensive than normal, and the cost overrun was $40k on propane.  (Utilities as a group were $36k over budget.)

Re-Formating

The Board is requesting that Associa reformat the reports for 2022 to subtotal the detailed expense accounts into categories that align with the 2022 Plan, namely:

  • Maintenance
  • Cleaning
  • Landscaping
  • Security
  • Overhead
    • Utilities
    • Insurance & Professional Fees
    • Community Management
