New Garages Near Completion
The new garages have been painted, and the LED lights in the arches are working. The arches have the same curves as appear on the Phase II and Phase III buildings. The overhead garage doors are installed and ready.
The 3-foot lip between the first and second floor will be covered in the same red Mexican tiles as appear on the one-story garage buildings throughout Las Mañanitas.
The second-floor roof is flat but gently sloped and fully waterproofed (with the elastomeric coating recently added to the flat roofs in Phases II and III). If and when the HOA add solar panels, the roof is designed so that 12 standard-sized panels can fit, with enough space so that they can be easily maintained and serviced.
Below the five garages is a cistern which increases the storage capacity for water in Las Mañanitas by over 30%.
